Investing with us is simple.

We have a four step, end-to-end process.

Step One:
Our first step involves carefully selecting the ideal property in a suitable location, which can be converted into a House in Multiple Occupation (HMO).

Step Two:
Next, we take charge of the purchasing procedure by coordinating with the real estate agent or seller, as well as our solicitor (or the investor's solicitor, if preferred). Additionally, we oversee the involvement of architects during this stage.

Step Three:
In this step, we expertly manage the entire construction process, transforming the property into a premium HMO. Typically, we convert a 3-bedroom house into a 6 or 7 bedroom HMO, ensuring exceptional quality.
Step Four:
Once the conversion is complete, we obtain the necessary HMO license and planning permissions, if required. Subsequently, we assume responsibility for ongoing property management and tenant administration. Maintaining the property effectively is crucial for fostering long-term tenancies and ensuring contented tenants who consistently meet their rental obligations.
INVESTMENT OPPORTUNITIES
We are able to tailor deals to suit specific circumstances, some people want a fixed return over a shorter period of time without step four. Some people want to buy and hold for the long term repeating the process several time.
However, broadly speaking there tends to be two types of investment models

Loans
This is where you provide an agreed sum for a fixed percentage over a period of time.
2. Joint Venture
This is more of a long term arrangement whereby you provide the capital investment. This investment will be returned on future refinances. In addition to this you also receive a split of the monthly returns and the capital appreciation profits if at some stage the property is sold.
